Garage Door Perimeter Weatherstrip
Every time the door closes there is a rubbing squeal along one side, and the flexible fin has folded under itself and torn. Someone painted the trim last summer and painted the seal with it; now it is stiff as a board.
Garage Door Perimeter Weatherstrip
In plain words
For an attached garage the perimeter seal does more than keep leaves out. The garage is a buffer between the weather and the house, and drafts around the door cool the wall it shares with the kitchen and the floor of the room above it. Snow blown in melts and refreezes on the slab, and mice follow the warm air in at open corners. A well-fitted side and header seal closes those paths and eases the job of the weatherstripped door between garage and house, though the garage's warmth also depends on the door's own seal, the ceiling and the heating. It is a worthwhile comfort improvement for the house.
How the visit goesWith the door closed and the garage lights off, a thin bright line runs down the whole left side of the opening. You can see the neighbour's fence through it. The strip that should close that gap has shrunk back from the door.

How the visit goes
Measuring for the new pieces
With the door closed, the header is measured across the full width of the opening and each side from header to floor, because openings are rarely the same on both sides. The profile is chosen to match the gap: a wider fin for a door that sits a little back from the stop, a narrower one where the gap is slight, and a one-piece stop where the wood is going. Colour is matched to the trim from a range of standard finishes. The technician also notes whether the existing stop projects far enough to cover the door edge, since a stop set too shallow leaves the fin working alone.
Setting the fin against the door
Getting the fin's contact right is the heart of the work. The technician holds each length against the closed door and adjusts it until the fin bends toward the door just enough to seal without pushing back. A fin set too far off leaves a standing gap that shows as daylight; one set too hard drags the door, folds under on the way down and wears through well before its time. Contact is checked at several points along each side, since a jamb is rarely dead straight, and the fastener positions follow the door face rather than the wood behind it.
Before the freezing rain
In late autumn, wipe the fin with a silicone spray or a silicone-based lubricant on a cloth. It leaves a film that cuts the odds of meltwater bonding the fin to the cold door face during an ice storm, though a hard freeze can still catch it. Oil-based products are avoided because they swell and soften vinyl over time. The same wipe once or twice through the winter keeps the fin supple. If the door does freeze to the seal, a little warm water along the edge from inside, or simply waiting for the sun, frees it without pulling; dry the thawed spot afterwards so it does not simply refreeze.

What affects the quote
Same fees day, night or weekend
1Fin on the existing stop or a one-piece vinyl stop
Nailing a new fin to a sound wood stop uses less material than replacing the stop with a one-piece vinyl moulding, which costs more as a part but needs no paint and does not rot.
2Working height and access
A tall header, a sloped driveway that makes a ladder awkward, shrubs against the jambs or cars and storage close to the door all affect how long the work takes.
3Adding a brush or foam seal to the sides as well as the stop
Some households want only the top and side stop replaced, while others add a brush or foam seal along the same run for a tighter fit against wind-driven snow. That extra material and the time to fit it are agreed before the old stop comes off.
Garage Door Perimeter Weatherstrip: questions
What colours does perimeter weatherstrip come in?
Standard ranges cover white, almond, brown, grey, black and a sandstone or clay tone, which between them match most trim, garage door and brickmould colours. The technician brings the colour that suits your trim once you describe it or send a photo. A one-piece vinyl stop is coloured through, so it does not show scratches, and a fin on a painted wood stop can be matched to the paint.
The wood around my door is rotten near the floor. Can the seal still go on?
Yes, and the rot is handled first. The soft wood at the base of the jamb is cut back to sound material and a new piece of lumber or PVC trim is spliced in, fixed and primed, so the fasteners for the new stop bite into something solid. This is one of the most common additions to a perimeter seal job here, because slush and salt sit against the jamb base all winter.
What information helps when I book?
The size of the door and whether it is single or double, where you see daylight or feel drafts, whether the existing seal is a strip on a wood stop or a one-piece moulding, the colour of the trim, whether the wood near the floor feels soft, and whether the garage is attached or heated. Photos of the closed door from inside with the lights off, and of each corner from outside, are very useful.
